It has been noted by observers that some types of San Diego condos continue to be in demand in spite of the decline in the downtown San Diego real estate market that has been caused by the housing crisis.  Investors and buyers need to remember that there are only a few remaining lots where condominiums that would provide great views can be constructed in the future.  Thus, downtown San Diego condos could be gold mines for real estate investors because the prices of condominiums are likely to rise as the demand for them starts to increase when the supply attains its maximum level.

Meanwhile, this city’s real estate market had not been immune to the effects of the residential housing crisis and this is evident from the foreclosed condominium units and others that have remained unsold.  Currently, there is one type of San Diego condos that is performing well in sales and this is composed of the expensive luxury condominium units that command excellent views of the city’s skyline at one end and the water at the opposite end.  This may not be entirely surprising because many people want to have a second home in this beautiful city that is very attractive because of its beaches, tourist spots and pleasant climate.

What is interesting to note is that there is much less demand for San Diego condos that are in the middle and lower end of the price scale.  Perhaps one reason for the high demand for the luxury units is the fact that they have great views of the city’s exquisite surroundings.  This is only natural because many of those who buy residential units in this city want to use them as places to live while they are on vacation.  Nevertheless, experts are also advising buyers to focus on the lower priced units that may be bought for bargain prices.  And with the tax credits being offered by the government, home buyers may also find attractive offers in the present market.
