As a top Realtor, working with Buckhead homes in Atlanta, I’ve seen it time and time again: staged homes sell more quickly and for a higher value. Many potential buyers have trouble conceptualizing a room layout without furniture.  A furnished room provides them direction.  Of course, the downside is this service can be expensive, but you’ll probably still sell your house more quickly and for a higher price.
  4. There are also companies that prescreen tenants, with nice furniture, who will live in your home in exchange for free or reduced rent.  I’ve listed houses with these “home managers” and have had great experiences and one bad experience. One house I marketed, with a tenant from a staging company, had a few problems.  The ”home manager” had to be reminded that in exchange for reduced rent, she was supposed to make the house available for showing within an hour’s notice.  Eventually, I had to have the showing requests go through me.  I would tell the “tenant” when the appointment was, because the “tenant” was previously coming up with excuses not to show the home.  The home sold within four months.  
On my next vacant listing, the seller went with another home staging service for his house.  This company was much more responsive to the needs of the seller and agents.  They did a better job of prescreening the renters.  The company actually provided the furniture and decorated some of the rooms in the home.  The renter was a businessman who traveled all week and was only there on the weekends.

    In case you are curious, the staging services that secure a “tenant” for your house usually make their income on the spread between what the homeowner is compensated for rent (sometimes nothing) and the reduced rental rate the “tenant” pays for the inconvenience of showing the house.
